Bringing a legacy to life: when heritage becomes a living laboratory

In the heart of the Marolles, an iconic neighbourhood of Brussels, this major regeneration project is breathing new life into a heritage site by reconciling the history of the place with contemporary aspirations. Carried out within a challenging urban planning context, the project preserves the built elements of high historical value whilst adapting them to modern-day uses.

The restoration and reopening of the former listed theatre form the heart of the project. A particularly rich programme of facilities is centred around this cultural space, including a restaurant, an urban agriculture greenhouse, artists’ studios, shops and housing. As well as ensuring the economic viability of the development as a whole, this mix of functions helps to integrate the site harmoniously into the dynamic rhythm of the neighbourhood.

This ambitious transformation is accompanied by challenges relating to stability, where preserving the existing structure must be balanced with the integration of modern infrastructure and sustainable techniques. The construction choices prioritise an approach based on circularity, the use of eco-friendly materials and the integration of innovative energy solutions such as geothermal energy, demonstrating that it is possible to combine respect for heritage with environmental transition within a dense urban fabric.

Still in progress, this project exemplifies a fresh approach to urban development: preserving the city’s history whilst infusing it with new cultural, social and environmental uses, striking a subtle balance between technical constraints, heritage requirements and innovation.

Currently under construction, completion is scheduled for 2028.
